Buyer Net Sheets and Seller Net Sheets are provided as a courtesy and convenience tool only.

Every effort is made to ensure the accuracy of the calculations; however, all figures are estimates only and are based on information provided at the time the net sheet is generated.

Net sheets:

• Are not final settlement statements
• Are not Closing Disclosures
• Are not ALTA Settlement Statements
• Do not include all possible fees, prorations, payoffs, adjustments, or transaction-specific charges

Actual closing figures will vary based on the final transaction details, lender instructions, taxes, prorations, recording fees, commissions, and other closing costs.

The results from Buyer and Seller Net Sheets should not be relied upon as final figures and should not be construed as final settlement statements.

Pioneer Title Company is not liable for any discrepancies between estimated figures and final closing figures. These tools are provided strictly as a courtesy and informational resource.
